The Cottages are located on an unclassified road between Pontrhydygroes
(B4343) and Abermagwr (B4240), approximately 0.2 miles from New Row.
The entrance to the farm lane (there is a place name sign) has a wide,
open access that changes to a loose gravel surface. Proceed up the
track for approximately 0.2 miles; bear right and the road changes
to a tarmac surface. Enter the courtyard through a wooden gate and
park by the original stone walls which encompass the courtyard. This
area is self-contained and provides ample parking and a smooth tarmac
surface.
FACILITIES:
Games/Function room: this stone building is set within
the courtyard. There is a 100mm step to negotiate before entering
through a fully glazed door 820mm wide. The beautiful large room comprises
a kitchen and WC; it also includes the following: -
Pool table - there is no need to insert money to
play.
Darts board – please ask at the house for darts.
Variety of table-top games, jigsaws, lego, etc.
Information – interesting books on the area,
maps, information/tourist leaflets etc.
Families/groups are welcome to use the function room to eat and socialize
within.
Laundry room - 2 automatic washing machines, 1 tumble
dryer, brooms, Payphone, additional towels.
Stables – guests can bring their horse on holiday,
we provide up to 3 stables with an adjoining tack room.
Barbecues – there are 2 barbecues inset in
the stone built area in front of the cottages; this area also provides
two in-built wooden benches. Guests are welcome to help themselves
to the herbs planted nearby.

Y ‘SGUBOR / THE BARN – sleeps 6
Ground Floor
- Access can either be by 2 steps, 170mm and 200mm deep, directly
in front of the cottage or from the left of the cottage along a
level path directly to the front door. It is possible to park to
the left of this cottage to reduce walking distance.
- Front door is 840mm wide and has a level access threshold to
the ground floor and within. Opens directly into an open plan lounge/kitchen/dining
area. Solid oak flooring to the lounge area and original slate flooring
to the kitchen/dining area. Lounge/dining area has two 3 arm lighting
pendants as well as 2 table lamps. Leather 2 seater and 3 seater
settees, oak nest of tables, TV cabinet with DVD and Freeview. Oak
dining table and 6 oak dining chairs.
- Fully fitted U-shaped kitchen with oak units and granite effect
worktops and splashback. Fridge, freezer, dishwasher, electric oven
with drop down door and electric 4 ring hob, microwave. 3-spot halogen
lighting.
- Two half-glazed french doors, total opening 1390mm, between the
lounge area and a tiled floor hallway. Coat hooks on the wall.
- To the first left in the hallway a solid oak plank door, 900mm
opening, with forged iron latch opens into a spacious twin bedded
bedroom with fully fitted wool carpet. The twin beds can be joined
together with a zip and link mattress to make a super-king bed.
2 pine bedside cabinets with table lamps, 1 pine wardrobe with a
drawer and 1 pine dressing table and stool.
- The ground floor bedroom has a fully tiled en-suite bathroom
with a tiled wet floor shower, shower curtain, toilet with a drop
down handrail to the left and a grab rail on the right, wash hand
basin with lever taps. Mirror above wash hand basin has overhead
light and shaver point. Extractor fan. Radiator with towel rack
above.
- At the second left in the hallway a solid oak plank door, 830mm
opening, with forged iron latch leads into the fully tiled main
bathroom of this cottage. It consists of a whirlpool bath with an
overhead shower and a folding glass screen. Mirror above wash hand
basin has overhead light and shaver point. Extractor fan. Radiator
with towel rack above.
- A fully glazed door, 840mm opening, with a level access threshold
leads out from the ground floor hallway onto a slate flagstone and
timber decking area. Patio table and 6 chairs.
First Floor
- Solid oak staircase leads up from the dining/kitchen area –
4 steps, a half landing and then 8 steps lead up to a spacious first
floor bedroom. Heavy ceiling to floor curtains encompass the staircase
to soundproof and restrict light from downstairs kitchen/dining/lounge
area. The ceiling in this bedroom slopes on either side and there
are 2 large velux windows in the roof, one of these fully opens
as a fire escape route out onto the roof. This bedroom has 1 double
and 1 single bed and can accommodate an additional single bed or
cot if necessary. Built in fitted wardrobes along the far end wall
of the bedroom, one cupboard houses the central heating tank and
controls.
- An adjoining door between the Y ‘Sgubor/The Barn and Y
Beudy/The Byre enables the addition of an extra bedroom to the Y
‘Sgubor/The Barn or the complete linking of both cottages.
Y Beudy / The Byre – sleeps 4
This cottage is the middle one in a range of three cottages. Access
is either directly in front of the property, up 3 steps with a metal
handrail on the left hand side or by walking along the level path
in front of the Barn cottage. There is a strip of cobbles across the
path to indicate where each cottage begins and ends. The front door,
870mm opening, has a level access threshold and is level throughout
within the cottage. A fully glazed door, 890mm opening, leads out
of the lounge area there is 1 slate step before stepping onto loose
stone area with patio table and chairs.
- Double bedroom – King size brass/iron bedstead, 2 pine
bedside cabinets with table lamps, pine wardrobe, dressing table
and stool. Wool fitted carpet. Solid oak plank door, 820mm opening,
with forged iron latches.
- Twin bedroom – 2 single size brass/iron bedsteads, 2 pine
bedside cabinets with table lamps, pine wardrobe, dressing table
and stool. Wool fitted carpet. Solid oak plank door, 820mm opening,
with forged iron latches.
- Bathroom – door opening 820mm, fully tiled walls and floor
with spacious bath and over-bath shower, curved glass shower screen,
wash hand basin and WC. Mirror above wash hand basin with overhead
light and shaver point. Extractor fan. Radiator with a towel rack
above.
- Lounge/dining area/kitchen - Fully fitted L-shaped kitchen with
oak units and granite effect worktops and splashback. Fridge, freezer,

Y Stabal / The Stable – sleeps 2 + cot
This cottage is at the end of a range of three cottages. Access is
either directly in front of the property, up 3 steps, 220mm, 250mm,
180mm, with a metal handrail on the left hand side or by walking along
the level path in front of the Barn and Byre cottages. There is a
strip of cobbles across the path to indicate where each cottage begins
and ends. The front door, 820mm, has a level access threshold and
is level throughout within the cottage. Fully glazed patio doors lead
out of the lounge area, there is 1 slate step before stepping onto
a loose stone area with patio table and chairs.
- 1 bedroom – Double brass/iron bedstead, built-in wardrobe,
pine dressing table and stool, 2 pine bedside cabinets with table
lamps. Fitted wool carpet.
- En-suite - Fully tiled walls and floors, Shower with fully glazed
doors, wash hand basin and WC. Mirror above wash hand basin with
overhead light and shaver point. Extractor fan. Radiator with a
towel rack above.
- Lounge/dining area/ kitchen – solid oak flooring with floor
rug in lounge area. Fully fitted L-shaped kitchen with 4 ring hob,
cooker/grill, dishwasher, fridge with freezer compartment, microwave.

Y Cartws / The Carthouse – sleeps 3/4
This detached stone cottage stands within the courtyard. The fully
glazed front door, 920mm, has glass panels on both sides and 1 slate
step, 130mm, to access the lounge/dining area.
- Lounge/dining area – solid oak floor with wool rug. Leather
3 seater settee and 1 matching leather chair. Oak nest of tables,
TV cabinet with DVD and Freeview. Oak dining table and chairs. 90mm
step leading from lounge into kitchen area.
- First floor bedroom – solid oak staircase leads up to the
bedroom, going up 8 steps it then winds to the left for 5 steps.
The bedroom has a bespoke feature window providing a wonderful view
of the hillside, also a door, 890mm, opens out to an external landing
area at the top of the original flight of stone steps.
- 1 double and 1 single brass/iron bedsteads, built in wardrobes
either side of the feature window, pine dressing table and stool,
2 pine bedside cabinets with table lamps. Fitted wool carpet.
- Ground floor bathroom – fully tiled walls and floor with
spacious bath and over-bath shower, curved glass shower screen.

- Kitchen – fully fitted galley kitchen with oak units and
